The vision for Altus Equity was born in 2008 in the midst of the fallout from the credit collapse and housing market melt down. The firm was formally launched in 2009 when our research indicated the timing was prime to execute on the opportunity.
We are business people bringing a business mindset to the real estate world which is traditionally very transaction oriented in nature.
Our management team has vast business management and investment real estate experience. All have been involved in numerous investment transactions both as principals and investors in excess of $100 Million. We have significant knowledge in residential and commercial real estate acquisition, rehabilitation, repositioning, operations and management, as well as investment banking.
Altus Equity is uniquely positioned in the California market, with offices in southern California (San Diego County) and northern California (Sonoma County). Our offices are strategically located within an approximate 2 hour driving radius of our target investment markets.
Illiquidity in the credit markets, deflationary pressures in the stock and commodity markets, and the overall recession in the United States have created extraordinary asset buying opportunities. While banks will eventually loosen lending guidelines, the overreaction to the liberal lending practices of the last five years will continue to provide a competitive advantage for strong cash buyers. We feel the suppressed market conditions in the single-family residential real estate markets will continue to create these opportunities for a limited time; likely between 18 to 36 months.
Our investment philosophy is based on the value approach. Our target is to acquire assets at discounts that lead to strong asset performance from both a resale and a cash flow standpoint.
